The basics

What is Zemmer?

Zemmer is a Luxembourg housing platform. You can buy a property together with people matched on finances and lifestyle, or rent a room that you can book and pay for online. We also help owners rent out rooms and agencies sell to groups.

How does Zemmer make money?

Zemmer charges only when a deal goes through: a fee when a group buys a property, or, for rooms, a commission on each month of rent, taken from the landlord’s side (the tenant pays the rent shown). Landlords can also add a management service per room. Browsing, profiles, applying and booking requests are free.

Is Zemmer available outside Luxembourg?

Currently, Zemmer focuses on Luxembourg, both for property purchases and for rooms to rent. We plan to expand to other European markets in the future.

Renting a room

How do I rent a room on Zemmer?

Open Rooms to rent, filter by location, rent and the dates you need, and check each room's availability calendar. Then book it online if the landlord has set that up, or send a booking request with your dates. You do not need a finance profile for this.

How long can I stay in a room?

Stays start on the 1st or the 15th of a month and end on the 14th or at the end of a month, so the shortest stay is half a month. There is no maximum unless the landlord sets one, and each room can set its own minimum.

Can I book a room online?

Yes. Choose free dates and book: most rooms are confirmed at once and the dates are blocked for others, while some landlords approve each request themselves. You need a confirmed email address. Paying by card on Zemmer is not available yet; you pay the landlord directly.

What do I pay, and to whom?

Booking on Zemmer is free for tenants. The rent, the charges and the deposit (at most two months of rent) are paid directly to the landlord under your lease. Zemmer never holds your deposit.

Can I cancel a booking or get a refund?

You can cancel from My stays: a request before it is accepted, or a stay before it starts (the landlord is told and the dates become free). Leaving early once you live there follows the notice rules of your lease; ask from My stays and the landlord answers there.

What is a booking request?

Your booking for the dates you chose. If the landlord confirms rooms automatically, it is accepted at once and the dates are blocked for you; otherwise the landlord accepts or declines it. Either way you get an email, and the landlord contacts you to arrange the lease.

How do I rent out a room?

Any user with a verified email can list a room, and co-owners of a home bought through Zemmer can list theirs too. Our team checks each listing before it goes live. You set the rent, charges, deposit, minimum and maximum stay and the dates the room is free. To be paid for online bookings, connect a Stripe account from your rentals page: the tenant pays exactly the rent you show and Zemmer's commission comes out of your payout.

Do I need a profile to rent a room?

No. You only need an account, with a verified email to book online. The housing profile is optional for rooms: if the landlord lives in the home, filling in the lifestyle questions shows you how well you would fit together.

Buying together: matching and co-ownership

How does the co-ownership matching work?

When you apply for a property, we compare you with every other applicant. We first check that a group can afford the property together, then how well its members would live and own together. The best groups are proposed to their members.

Can I co-own a property with friends?

Yes. Each of you creates a profile and applies to the same property. Our matching looks at affordability first and then at how well the group would live and own together, so people who already know each other can end up in the same group.

What happens if a co-owner wants to sell their share?

The terms for leaving or selling a share are meant to be agreed by the group before buying, and the purchase itself is signed in front of a Luxembourg notary. We help the group talk about these points early, so there are no surprises later.

Money, data and your account

Do I need a subscription?

No. There is no subscription. Browsing, building your profile, applying and booking requests are free; Zemmer is only paid when a deal goes through or a room is booked online.

Is my data safe on Zemmer?

Yes. Connections are encrypted, passwords are stored hashed, landlords' identity is checked before a listing goes live, and we follow the GDPR. You can download or delete your data at any time from your profile.

How do I delete my account?

To delete your account, email contact@zemmer.lu from the address you registered with (the link at the bottom of your profile page opens a ready-made message). We will confirm and process it. Your account and data are then erased after a 30-day grace period during which you can change your mind.
