Students, interns and newcomers look for a furnished room for a semester or a few months. Zemmer lets you rent rooms from half a month, with the paperwork the law asks for prepared for you.
Why landlords list on Zemmer
Tenants who are who they say
Every tenant confirms their email before they can book. Once a stay is confirmed, they give their full name, date of birth, address and ID number for the lease and the occupants register.
Stays from half a month
Tenants move in on the 1st or the 15th and leave on the 14th or the last day of a month. Short stays fill the gaps between semesters and longer lets, and the day between two tenants is kept for cleaning.
The lease and the register, done
Zemmer prepares a lease with what the law asks for (full identities, address, rent and charges apart, deposit of at most two months) and keeps the occupants register you must show on inspection.
The upkeep, if you want it
With the management add-on, Zemmer runs the duties of a room let: weekly cleaning of the shared spaces, fire-safety and other periodic checks, check-in and check-out of each tenant, tracked in our obligations planner.
How it works

List your rooms
Describe the home and each room, set the rent, charges, deposit and the stays you accept. We check your identity and the listing before it goes live.

Tenants book
Requests are accepted at once, or you approve each one yourself. The dates are blocked in your calendar and you get an email naming the room by its code.

They move in
Download the lease, print the occupants register for the signatures, and follow issues, extensions and departures in My rentals.
Pricing
Listing is free. Zemmer earns only when a room is let.
Commission
6% of the monthly rent
Rent without charges, for each month of a stay booked through Zemmer, at least 60 € per booking. The tenant pays the rent you show, with nothing added.
Management add-on
79 € per room per month
Optional. Weekly cleaning of the shared spaces, periodic checks, check-in and check-out of each tenant. Stop it at the end of any month.
Prices exclude VAT. No fee is charged before online payment is switched on, and we tell you by email at least 30 days ahead. Read the Terms of Use
Questions landlords ask
Who can list a room?
Anyone with a Zemmer account and a confirmed email, owner or main tenant allowed to sublet. Before a listing goes live we check the landlord’s identity, to keep scams off the site.
Do I have to declare the rooms to my commune?
Yes. Since the law of 20 December 2019, rooms must be declared to the mayor before they are let, with the maximum number of occupants and a plan. Zemmer reminds you, and the housing-standards checklist in your listing follows the same law.
Who holds the deposit?
You do. The tenant pays it to you directly, at most two months of rent, as the law allows since August 2024. Zemmer never holds it.
Can I choose my tenants?
Yes. Tick “I want to approve each request to book myself” in your listing and every request waits for your answer. Otherwise requests that fit your dates are accepted at once.
What happens when something breaks?
The tenant reports it from My stays. You get an email with the room code and answer in the same thread; with the management add-on, Zemmer handles it.
