Terms of Use

These terms apply to everyone who uses zemmer.lu: people looking for a room or a home to buy with others, landlords who list rooms, and agencies. By creating an account, listing a room or booking one, you accept them. Questions: contact@zemmer.lu.

1. Who we are and what Zemmer does

Zemmer is an online platform run by [Registered company name], Luxembourg (details in the Legal Notice). It lets landlords list furnished rooms and tenants book them, and it matches people who want to buy a home together.

Zemmer is not a party to the lease between a landlord and a tenant, nor to a purchase. Until Zemmer holds the business permit of an estate agent, it acts only as a listing and matching platform and does not negotiate or sign on anyone’s behalf. Nothing on the site is legal, tax or financial advice.

2. Your account

You must be at least 18, use your own identity and keep your details accurate. One account per person. Keep your password to yourself; you are responsible for what is done with your account.

We may suspend or close an account that breaks these terms, gives false information or puts other users at risk. You can close your account at any time from your profile.

3. Listing a room (landlords)

  • You may only list a room you own or are allowed to let, and you must be able to prove it on request.
  • Before a listing goes live we verify your identity. A badge shows tenants that a landlord is verified.
  • The room and the home must meet the Luxembourg housing standards (law and grand-ducal regulation of 20 December 2019) and be declared to the commune before they are let. You confirm this in the listing form and remain responsible for it.
  • Keep the description, photos, price, charges, deposit and calendar accurate. The deposit may not exceed two months’ rent.
  • Do not discriminate between tenants on grounds the law forbids.
  • Every new or edited listing is reviewed by Zemmer. We may refuse, pause or remove a listing that breaks these terms.

4. Booking a room (tenants)

  • Stays start on the 1st or the 15th of a month and end on the 14th or the last day of a month; the room’s minimum and maximum stay apply.
  • When you book, your request is accepted at once and the dates are blocked for you, unless the landlord approves requests by hand; then the landlord answers first.
  • You can hold one booking that is not yet paid at a time. Pay or cancel it before booking another room.
  • Your name and email address are shared with the landlord so you can sign the lease, and the landlord’s with you once the booking is accepted.
  • The lease is signed directly between you and the landlord. The lease Zemmer prepares from your booking is a draft: read it, complete it and sign it together. The deposit is paid to the landlord, not to Zemmer.

5. Payments and fees

Browsing, creating a profile, listing and booking are free. Today no money goes through Zemmer: rent and deposit are paid to the landlord as agreed in the lease.

Pricing for landlords: Zemmer’s commission is 6% of the monthly rent without charges, for each month of a stay booked through Zemmer, with a minimum of 60 € per booking. The tenant pays the rent shown, with no Zemmer fee on top.

Landlords may add the management add-on, 79 € per room per month: Zemmer then organises the weekly cleaning of the shared spaces, the periodic checks and the move-in and move-out of each tenant. It can be stopped at the end of any month.

Prices exclude VAT. No fee is charged before online payment is switched on; landlords are told the start date by email at least 30 days ahead. When it is, the first month (or the whole stay if it is shorter) is paid by card through Stripe when the tenant books and goes to the landlord’s account, less the commission; the commission on later months and the add-on are invoiced monthly. For co-buying, Zemmer’s fee is due only when a purchase is signed, as agreed in writing beforehand.

6. Cancelling, leaving early and extending

  • Before move-in, the tenant can cancel from My stays: the dates are offered to others. Once online payment is live, a paid first month is not refunded when the tenant cancels.
  • After move-in, leaving early is a request to the landlord through Zemmer and follows the notice rules of the lease and of Luxembourg law.
  • A stay can be extended from My stays when the room is free; if the landlord approves by hand, it becomes a request.
  • A landlord who has to cancel must tell the tenant at once through Zemmer; any payment made through Zemmer is then refunded in full.
  • Zemmer may cancel a booking in case of fraud, a listing that breaks these terms, or at the request of the authorities.

7. During the stay

The landlord keeps the home safe and in good order and carries out the duties of the law, such as the weekly cleaning of the shared spaces. Report problems through “Report an issue” in My stays; the landlord and Zemmer see and answer them. In an emergency (fire, gas, injury) call 112 first.

8. Buying together

Group suggestions and scores are an indication based on what you told us; they are not a guarantee that a bank will lend or that a purchase will close. Every purchase is concluded before a Luxembourg notary, and each co-buyer should take independent advice.

9. What is not allowed

  • Fake listings, asking for money outside the agreed lease, or any attempt to defraud.
  • Harassment, discrimination or threats, in messages or tickets.
  • Copying the site’s content or collecting other users’ data (scraping), or interfering with the site’s security.
  • Using the site to contact users for unrelated commercial purposes.

10. Liability

Zemmer checks listings and landlords with care but cannot guarantee everything a user states. Zemmer is not liable for the acts of landlords, tenants or co-buyers, nor for indirect losses. Nothing in these terms limits liability that the law does not allow to be limited, or your rights as a consumer.

11. Changes, law and disputes

We may update these terms; the date above shows the version in force, and important changes are announced by email. These terms are governed by Luxembourg law. Write to contact@zemmer.lu first; if we cannot agree, the Luxembourg courts have jurisdiction, without prejudice to the mandatory rules that protect consumers. EU consumers can also use the online dispute resolution platform of the European Commission.
